Real Estate 101: Why isn’t Anyone Buying your Property?

Real Estate 101: Why isn’t Anyone Buying your Property?

If your home has been on the market for quite some time, then there are a few things that you need to do about that. Find out whatever you need to know, right here.

You’re Overconfident

Being in a seller’s market may mean that your home is going to get bought for a very high price, regardless of its condition. This isn’t always a strategy you should count on though. Sometimes homeowners and agents become overconfident and they get lazy too. If you want to help yourself here, then you need to be as realistic as you can from day one. Sure, you might love your home but you need to be willing to let it sit on the market for quite some time. You also need to prepare yourself for not having your home snapped up immediately.  Staging is also key, and if you are able to take this into account then there is no reason at all why you shouldn’t be able to come out on top.

The House Price is Too High

If there is a high demand but a very low supply, then you can usually expect to get more money for your home. That doesn’t mean that the sky is absolutely the limit when it comes to your listing price though. If you are in a seller’s market then you may feel completely comfortable pushing the asking price higher but at the same time, this can be a mistake.  Determining the best asking price for your home is a key point of your sale. If your home is at a price which is far above the market value, then you will certainly miss out on prospective buyers. The solution to this would be for you to make sure that the price is right. Get an analysis done of the local market and go through an agent as well. Utilising market trend data is also key as this will help you to get the best result overall.

Your Home Needs Some Love

Paying for home improvements might seem pointless when you are about to move out, but at the same time, it is the best way for you to try and get the most for your home. If you have pests or if you have holes where pests have been then it is vital that you sort this out as soon as possible. Look up how to get rid of mice and also make sure that you tend to any damages. If you don’t then you may end up losing out on a huge amount of money for your home and this is the last thing that you need.

Your Photos are Bad

Studies have shown time and time again that it only takes around 7 seconds to make a first impression. This concept does apply to your home. 90% of buyers start their search online and if they don’t see images of your home that they like, then this will really work against you. If you want to help yourself here then try and make the effort to take quality photos, or make sure that the angles your agent is using show your home in the best light.
